Technology has changed the real estate game, and unfortunately, traditional Brokerages have not responded! Most Real Estate Brokers still charge every Home Seller a full commission (5%-6% of sales price) and do significantly less work than in the past. Twenty years ago, the Real Estate Brokerage community held all the listing data very close to the vest. They worked diligently to match Home Buyer’s and Home Seller’s. You couldn’t expose your home to the market without a Brokerage and have much success. Today EVERY home for sale is readily available to the public, and marketing exposure is significantly higher than at any time in our history. The work has changed from matching Buyer and Seller, to writing copy, taking pictures, creating virtual tours and printing fancy brochures. These marketing tasks are important, but what if you had the option to do them on your own, and save $1000’s?

Now you do!

These days, Home Buyers prefer to do the majority of their searching online, and then hire an agent to show them homes, confirm market value, negotiate the best deal, and navigate them through the tricky process. In actuality, the work of marketing and selling the Home has been all but removed.

We addressed this issue by giving our clients the option to take on some, or all of the marketing work, in exchange for HUGE reductions in Brokerage Commissions.

Full Service Options

Our Full Service for Less, packages are exactly what they sound like.  We do everything for you just as if you were paying a full commission of 5%-6%! The only difference is if you are willing to take on some of the risk and/or some of the work, we will make it worth your time!

  • Option 1:

    • $1497-$1997 Total Listing Fee paid at time of listing.
    • A Co-Op commission that you agree to pay any other broker who brings us an acceptable contract. Co-Op commission paid at time of closing out of proceeds of transaction (Typically 2.5%-2.8% of purchase price.)
    • We do everything as if you paid full price at closing. By you taking the risk of the home not selling, we can do the job without fear of not getting paid.
    • For an average home value of $350,000 this is a savings of $6200-$9700
  • Option 2:

    • $997-$1497 up front and 1% at closing.
    • A Co-Op commission that you agree to pay any other broker who brings us an acceptable contract. Co-Op commission paid at time of closing out of proceeds of transaction (Typically 2.5%-2.8% of purchase price.)
    • We do everything as if you paid full price at closing. By you taking the risk of the home not selling, we can do the job without fear of not getting paid.
    • For an average home value of $350,000 this is a savings of $3200-$6700
  • Option 3:

    • 5.0%-5.6% paid at the time of closing.

The most recent statistics show 90% of all home buyer’s start and utilize the internet as a primary source for home search information.  The only way to get into the most visited real estate sites is to be listed in a local MLS database.  So, we’ve bridged the gap between hiring an agent full time to gain this access, and going it alone without the benefit of this incredible exposure.

A Licensed REALTOR® from Colorado Realty Professionals, LLC will list your property in the local MLS database system, for 90 days, such that all of the REALTORS® in your area know your property is for sale.  This is the same system every agent searches to find properties for sale.  It is absolutely, the NUMBER ONE source of information for the real estate community, and a must for those serious about selling their home.

In addition to the MLS input, your property will be pumped to large traffic real estate search sites such as REALTOR.com, Homes.com  Trulia.com, and Zillow.com  Trulia and Zillow are currently negotiating with the Denver MLS System (REColorado) in regards to how properties can and can not be displayed on these third party sites. Historically Zillow and Trulia have played loose with the accuracy of the data and timing of status changes.

The information on your home listing will also be fed to every home search site that utilizes IDX property search.  This includes all major Real Estate companies sites, and most individual broker/agent sites.

For a one time flat fee (currently $997,) we get you in front of every agent and every home buyer searching for a home like yours. Additionally, we handle all the paperwork and contract negotiations. You can rest assured that your sale will be properly documented, and navigated through the process. Lastly, all the property showing setup, signage, lockbox, feedback requests, etc. are included with this fee!

You will responsible for the bulk of the marketing. All photos, virtual tours, brochures, flyers, written descriptions etc. will need to be provided by you. But, that’s it, we really do take care of everything else!

The only other fee, would be a commission payable to an Agent if, and only if, they bring a buyer that buys your home, at the price and terms you agree to. You have complete control over the amount of the Co-op Commission (typically 2.0%-3.0%) and you will expose your property to all the REALTORS® who may have a buyer for your home.

Contract to Closing Services

Colorado Real Estate Contracts ServiceOur Contract to Closing Service was designed for anyone who has already found a buyer for their home (or for buyer’s looking purchase a FSBO,) and doesn’t need assistance in listing the home for sale.

For a nominal fee (currently $797), a Licensed Colorado Real Estate Broker will prepare all contracts, disclosures, and any other documents to help you successfully close the sale!  This fee can be paid from either Seller or Buyer, but most often is split equally between the parties.  It’s totally what you and the other party negotiate.

One of the greatest fears of both Home Seller’s and Buyer’s is the paperwork involved with a real estate transaction.  Sellers have significant liability for correctly filling out contracts, and legally required disclosures.  You don’t want to miss a document or two, and find out via subpoena that your paperwork wasn’t fully complete.

Additionally, Home Buyer’s are usually very inexperienced and nervous with the process.  The fact you have hired a professional to do the paperwork, may just give them the assurance they need to pull the trigger on the purchase.

With the peace of mind afforded by our Contract to Closing Service, you can confidently tell potential Buyer’s the paperwork will be in good hands, if they buy your home!
